Brett’s hands-on approach, staff maintenance experience and knowledge can save your Association money. Problems will be personally diagnosed before calling in professionals.

  • On call 24/7 for Association emergencies as primary point of contact for owners
  • Oversee Association’s employees and contracted vendors
  • Performing on-site inspections of Association’s employees and contracted vendors work
  • Monitoring their regular duties, in accordance to specifications and local codes
  • Ensure that all vendors are properly licensed and insured
  • Attend meetings with Association’s Board of Directors to address maintenance issues
  • We will document and track all maintenance issues with status and completion on a maintenance log to be presented at the Board meeting
  • Unlimited telephone and e-mail correspondence with Board members and owners regarding maintenance issues
  • Promptly investigate accidents and claims for damage; make and file timely reports to insurance company
  • Obtain competitive bids and assist Board in selection of vendors for projects outside our scope of work
  • Coordinate site visits from prospective bidders
  • Determine what problems can be repaired in-house and what requires outside assistance
  • Purchase items and supplies necessary to keep the community running normally
  • WPM can do special projects at a discounted client rate plus dead cost on materials when the need arises and if approved by the Board
